The BC Non-Profit Housing Association provides programs that have been designed to support members in their day to day operations.

Each program is specifically designed to meet the needs of BCNPHA members in the most cost effective and efficient manner. In this day of budget cut-backs, non-profits will need to find reasonable ways to reduce their costs and increase revenues. Joining one or more of these programs could be one way of meeting that need. Bulk negotiations are particularly beneficial to smaller non-profit housing societies who can access products and services at rates that could not have been obtained individually.

Comprehensive General Insurance Program


Bulk purchasing of insurance results in reduced premiums for members of all sizes and mandates. The Comprehensive General Insurance Program is designed to provide insurance for non- profit housing societies consistent with a standard approved by both BC Housing and BCNPHA. The available insurance includes Property & Rental Income, Boiler & Machinery, Crime, Commercial General Liability, Directors & Officers Liability and Volunteer Accident. 

Program Benefits

  • Negotiation of preferential rates and insurance contracts on behalf of the plan members.
  • Consultative and support services to individual non profit housing societies in collaboration with BCNPHA.
  • Assistance in reporting claims and maintenance of statistics on claims.
  • Loss prevention services and inspections as required by insurers and BCNPHA.
  • Auditing insurance requirements and arranging changes in coverages for plan members.
  • Negotiation of insurance contracts on behalf of the plan members.

Marsh Canada provides consultative support and market information to BCNPHA on trends and alternative insurance coverage systems.

Members are encouraged to join this program because the program sets the standard for insurance in terms of the level of coverage and the premium for the non profit housing industry in BC.

Maintenance & Repair Items Program


BCNPHA negotiates with suppliers to bring preferential discounted rates for maintenance and repairs items to non-profit housing societies who are members of BCNPHA.

A one-stop shop for maintenance supplies and services for multi-unit housing providers through a user-friendly, quick and easy catalogue ordering service that provides savings in time and money. Just pick up the phone or order on-line.

BCNPHA and HD Supply have put together a program for members which offers bulk discounts on all items. For all your maintenance, repair and operating needs, you can order directly from the HD Supply catalogue at wholesale prices and have the items delivered FREE to your door.

Pooling for Increased Earnings (PIE) Program


For many years PIE has delivered outstanding value to BCNPHA members through the pooling of operating accounts. The extra interest earned by non-profit housing societies, together with savings from other BCNPHA programs, has often been worth far more than annual membership dues. 

Through PIE (Pooling for Increased Earnings), you can earn higher interest on your operating accounts. PIE turns several non-profit society accounts into one large depositor, making them eligible for better interest rates. The larger the total amount on deposit, the higher the interest rate. The participating credit unions, Vancity Savings and Coast Capital Savings, are actively involved in community initiatives and have an extensive history of working with the non-profit sector.

The PIE program with Vancity Savings has been enhanced to increase interest rates to members. BCNPHA works with Vancity, together with CHF BC and the United Community Services Co-op (all three organizations participate through their membership in enhancing the overall pool of accounts with Vancity) to build the PIE pool with Vancity to a combined volume of deposits of nearly $70 million.

Program Benefits

  • It's your money - and it's there when you need it! Your society will still have its independent accounts; they are simply identified as part of PIE. You will also continue to have easy day-to-day access to your money. PIE accounts have no notice requirements or early withdrawal penalties.
  • Deposit Guarantee: Each society's deposits are guaranteed by the Credit Union Deposit Insurance Corporation of BC to a maximum of $100,000.
  • Monthly interest rate: The PIE rate paid to participating societies is based on the credit union's prime lending rate, the total deposits in PIE and the percentage of interest paid to the credit union and BCNPHA. Interest earned is credited to each PIE member's account(s) monthly.
  • Cost-effective service charges: Societies with less than 50 housing units pay service charges of $10 per month, and societies with 50 and over housing units pay $20 per month. Service charges will continue to be only on one account per society, regardless of the number of accounts in the pool.

Health Insurance Program


This program offers Group Health and Dental benefits to the non-profit housing sector in BC and is exclusive to BCNPHA members. It is offered through Morneau Shepell, an insurance broker operating federally which has a strong long-term relationship with the non-profit sector and excellent relationships with multiple insurers to ensure great premium rates. 

Program Benefits

  • Consulting service offered by the program through Morneau Shepell, whereby individual in-person consultations are offered to all non-profit housing societies, regardless of size.
  • Each benefit plan is developed with and for each individual society, ensuring that the plan benefits meet their specific needs. 
  • Quotations give "apple-for-apple" comparisons with existing plans, and offer a number of alternatives for premiums, plan design and insurer, making decisions informed and easy.
  • Program can cater for any staff size, from one member of staff upwards.

Laundry Services Program


NEW BCNPHA MEMBER SUPPORT PROGRAM!

BCNPHA has partnered with Coinamatic Canada to bring BCNPHA members exclusive preferential pricing for laundry services. The BCNPHA Member Support Services Program with Coinamatic aims to provide flexible laundry solutions that help reduce operating costs while maintaining high quality results. 

Coinamatic has been a BCNPHA Associate Member for many years and works extensively with the non-profit housing sector in BC to supply high quality products and service excellence at affordable prices.

Program Benefits

  • Members will be able to access preferential revenue arrangements and rebates for the first six months of a new or renewed laundry services contract.
  • All equipment is available on a purchase or full service lease basis.
  • With the full service lease offering, no capital investment is required; equipment is provided with installation services including final hook up, and start up, operator training and follow-up.

Waste Services Program


NEW BCNPHA MEMBER SUPPORT PROGRAM!

BCNPHA has partnered with BFI Canada to provide a custom waste and recycling program for BCNPHA members which offers exclusive preferential sustainable rates. BFI is a major services provider committed to providing clients with a premium solid waste and recycling service. 

At present the program is available in the Lower Mainland only; it will be extended through the rest of BC as the program reaches volume.
